3 Season Room

Project Notes:

This build was done on a century home to replace a previously installed sunroom that was improperly installed and rotted out due to lack of weatherproofing.  We were contracted by a home restoration company, covered by home insurance.

This was an extremely large project involving excavators, cranes, bulldozers and a multitude of skills due to the fact the home was a century home and so old that the underground utilities weren’t mapped out to today’s standards.  The locates were not shown and the mapping document stated “Proceed with caution”.

Due to the size and projection, an LVL was needed across the span to stabalize the roof for wind and snow load.

 

Actions:

Remove the old sunroom and dispose of debris.

Install new footings and build a new deck.

Remove old hot tub from interior and place it on the exterior of the room on a new concrete pad.

Build a completely new sunroom with acrylic walls and roof.

 

Outcome:

Project complete with some client changes during the build requiring extra engineering.  Build completed to client wishes and specifications.
